Enter a home's value, pick the school district and county, and the calculator adds up the tax from each taxing unit after the homestead exemption. The table shows every line, so you can see which unit drives the bill.
You're comparing homes in Plano and want the yearly property tax on each one before you set a budget or make an offer.
Plano property tax calculator
Tax year 2026 rates adopted by each taxing unit (Collin Central Appraisal District and the units' own notices). † Denton County's 2026 rate is proposed, not yet confirmed as adopted, and its homestead exemption isn't verified, so none is applied; Collin College isn't included for Denton County addresses: check the parcel's bill. An estimate, not a tax bill: special districts and over-65 tax ceilings can change it. Confirm with the appraisal district or a CPA.
How the Plano property tax calculator works
Texas has no state property tax. Every unit that taxes your address sets its own rate per $100 of taxable value, and the appraisal district sets the value. The calculator takes your value, subtracts each unit's exemptions, and applies that unit's rate. The total is your estimated yearly bill; the monthly figure is what a lender would collect for escrow.
The Plano taxing units the calculator adds
- The City of Plano
- Collin County, or Denton County for the far-west part of the city
- Collin College
- Your school district: Plano ISD, Frisco ISD or Lewisville ISD
Homestead and over-65 exemptions in the Plano calculator
Tick Homestead if you will live in the home and file the exemption. Tick Over 65 for the extra exemptions each unit gives homeowners 65 and older. How to file, and the amounts, are in the Collin County homestead exemption guide.
What the Texas property tax calculator leaves out
It is an estimate, not your bill. A few things it doesn't model:
Special district property tax
Some addresses pay an extra district rate. Check the parcel's tax units on the appraisal district record.
The Texas homestead appraisal cap
With a homestead, the taxable value can rise only so much each year, so a long-held home can pay less than its market value suggests. Your purchase price is the safer starting point.
Tax ceilings and partial years
Over-65 school tax ceilings and the year you buy are prorated or frozen in ways a single estimate can't show. The Plano property tax guide explains each, and the Collin County property tax protest guide covers challenging the value.
Confirm your figures with the appraisal district, the county tax office or a CPA.
