What it costs to own in Deerfield each year
Prefilled with the typical price used in this guide for Deerfield. Add HOA dues if the home has them: ask for the HOA's current budget. Insurance isn't estimated: get a quote. Check the exact school district on the appraisal district's parcel record.
Tax year 2026 rates adopted by each taxing unit (Collin Central Appraisal District and the units' own notices). † Denton County's 2026 rate is proposed, not yet confirmed as adopted, and its homestead exemption isn't verified, so none is applied; Collin College isn't included for Denton County addresses: check the parcel's bill. An estimate, not a tax bill: special districts and over-65 tax ceilings can change it. Confirm with the appraisal district or a CPA.
Choosing a street in Deerfield, Plano
About 75% of Deerfield's houses put up lights, according to the HOA, so every street sees some December traffic. What changes from one street to the next is how much, and Visit Plano's event listing tells you where the pressure points are. If you only tour Deerfield once, do it on a December weekend night.
Homes near Deerfield's Legacy Drive entrances
The listing says the Legacy Drive entrances have the longest lines, and weekend waits can run for hours. A house just inside one of those entrances is the one where getting home at 8 pm on a Saturday is hardest. Ask the seller how they handle it, and drive the route yourself.
Streets around the Deerfield clubhouse
The listing tells visitors to stay away from the clubhouse streets because that's where the jams start. The clubhouse also hosts the HOA's Tree Lighting Ceremony and holiday party, plus concerts, Oktoberfest and an Easter egg hunt through the year. Living close to it puts you near most of what the HOA runs, and near the worst of December.
The north end of Deerfield and the back entrances
Walkers are asked to park on the far north streets such as Quincy, and the listing points cars to back entrances: Bettye Haun Drive, Tweedsgate and Ivanhoe from Quincy, Jenkins from Preston Meadow, Adrian and Sundance from Ohio. Those are the shorter lines for visitors, which also means they're where the cars come in. Note whether a lot backs onto an alley visitors use.
Deerfield Christmas lights: dates, hours and rules
The display is free, with no tickets and no official parking lot: you drive the streets or walk in from the edges. The HOA added large reindeer and a holiday tree to the clubhouse grounds in 2015.
Hours for the 2025 Deerfield lights
The 2025 listing ran December 1 to 30, 7 to 10 pm on weekdays and 7 to 11 pm on weekends, and notes most homes switch on at dark. The 2026 dates weren't posted when we checked in late October, so look for the new Visit Plano listing before you plan a night. Weeknights beat weekends.
Visitor rules for the Deerfield lights
- Don't stop and get out of the car to look at a display.
- Don't climb on displays or walk into yards.
- Don't block alleys, and keep music low.
- There are no public restrooms, so don't knock on doors to ask.
- If you walk, park on the far north streets such as Quincy, not the busy through streets.
Deerfield home prices and the HOA
The value block above shows Zillow's figures. Deerfield fell 2.32% this year against 3.33% for Plano, so there's less give here than the city headline suggests. Price a listing against Deerfield sales only: the 75024 figure of $628,592 blends in townhomes and smaller lots.
What a typical Deerfield home costs a month
With 20% down on $800,944, principal and interest come to about $4,436 a month at the 7.4% average 30-year rate Freddie Mac reported in mid-October 2026. Property tax at the 2026 rates for a Plano ISD, Collin County address with a homestead exemption adds roughly $942 a month; the Plano property tax calculator runs it for your price. Every $10,000 you negotiate off saves about $55 a month.
HOA dues and the Deerfield clubhouse
The HOA lists a clubhouse that only Deerfield homeowners can rent, bike trails and a gazebo on its grounds, and 24/7 security. It doesn't publish dues, so ask for the resale certificate: it states the current assessment and any special assessment. The appraisal district's record for each address shows its year built and square footage, the quickest check on a listing before you offer.
Deerfield schools in Plano ISD
The HOA names Bettye Haun Elementary, Robinson Middle School and Jasper High School as within walking distance. Walking distance isn't an assignment: Plano ISD sets attendance by address.

Deerfield or Kings Ridge
Kings Ridge is tracked at $820,827, within about $20,000 of Deerfield, and it rose 0.3% this year. It sits in Denton County and Lewisville ISD, so the choice between the two is mostly the school district, then the lights.
Deerfield or Lakeside on Preston
Lakeside on Preston costs about $520,000 more at $1,321,232, with private lakes, and its value rose while Deerfield's fell.
Tom Muehlenbeck Recreation Center near Deerfield
The HOA points to the City of Plano's Tom Muehlenbeck Recreation Center nearby: 83,845 square feet with an outdoor leisure pool and a 25-yard indoor pool. It's a city facility with city membership, separate from the HOA. Linda can drive the December routes with you before you choose a street.
