Moving to Gleneagles in Plano: the country club and the homes around it

Key takeaway

Gleneagles in Plano is the set of subdivisions around Gleneagles Country Club at 5401 W Park Blvd, a private club with the King's and Queen's courses. Owning a house here doesn't make you a member, and the club doesn't publish prices, so treat the house, its HOA and the club as three decisions. Zillow has no Gleneagles figure; the 75093 ZIP was $738,271 in September 2026, down only 0.88%.

Who this guide is for

You're relocating to Plano, golf or a club is part of the plan, and you want to know what buying near Gleneagles involves before you call the club or a listing agent.

Is Gleneagles right for you?

Gleneagles fits if

  • You want a home near a private club with two 18-hole courses, TrackMan range stations and two short-game areas.
  • You want the 75093 ZIP, which held its value best among Plano ZIPs this year (-0.88%).
  • You want an older custom house you can price against a ZIP, with the Greens (1997 to 2002) and Cliffs (1993 to 1996) as two of the sections to compare.

Look elsewhere if

  • You want newer homes on a rising neighborhood value without a club: compare Lakeside on Preston.
  • You want shops and offices within a short drive of the house: look at Legacy.
  • You want Plano at a lower price point: start with East Plano.

Prefilled with the typical price used in this guide for Gleneagles. Add HOA dues if the home has them: ask for the HOA's current budget. Insurance isn't estimated: get a quote. Check the exact school district on the appraisal district's parcel record.

Tax year 2026 rates adopted by each taxing unit (Collin Central Appraisal District and the units' own notices). † Denton County's 2026 rate is proposed, not yet confirmed as adopted, and its homestead exemption isn't verified, so none is applied; Collin College isn't included for Denton County addresses: check the parcel's bill. An estimate, not a tax bill: special districts and over-65 tax ceilings can change it. Confirm with the appraisal district or a CPA.

Buying near Gleneagles: the house, the HOA, then the club

Settle the house first. It's the one decision you can't make later, while a club membership is a separate purchase you can usually add once you've moved in. Then read the HOA documents for that exact lot, and only then ask the club for a written quote.

The house budget near Gleneagles

On the 75093 figure with 20% down, the loan is $590,617, and at the 7.4% average 30-year rate Freddie Mac reported for mid-October 2026, principal and interest come to about $4,089 a month. Add property tax from the Plano property tax estimator, then insurance. If that total works without the club, you're buying the right house.

Property tax on a house near Gleneagles

At the 2026 adopted rates for Plano ISD, the City of Plano, Collin County and Collin College, a $738,271 home with the homestead exemption comes to roughly $10,305 a year, about $859 a month. Put that next to the loan and you're near $4,950 a month before insurance, the HOA or the club. The Plano property tax guide shows how each unit's rate and exemption work, and why your first-year bill can differ from the seller's.

The Gleneagles HOA comes second

The HOA figure belongs in the budget before you're past your option period, because it's not optional once you close. The next section covers what to ask.

Club membership at Gleneagles comes last

The club is the only cost of the three you choose to take on. Ask whether there's a waiting list for the category you want, so you know how long you'd wait if you join after closing.

Gleneagles subdivisions and their HOAs

Several subdivisions near the club carry its name. A listing portal's neighborhood pages show two of them, with different ages and sizes, and you'll see other Gleneagles names on listings. Ask which deed restrictions and which association, if any, cover the lot. The legal description in the listing, and later your title commitment, names the subdivision; the street name doesn't always tell you.

Greens of Gleneagles

Portal data puts homes here at 3,259 to 4,201 square feet, built from 1997 to 2002: the newer and smaller of the two.

Cliffs of Gleneagles

The Cliffs run older and larger, at 4,757 to 5,296 square feet and built from 1993 to 1996. A house approaching 30 years old needs an inspection that looks hard at the roof, windows and systems.

Course-side lots around Gleneagles

A lot that backs onto a fairway is a different purchase from one a street away. Stand in the yard while groups are playing, find the nearest tee, and look for netting, broken fence pickets and patched windows on the houses either side. Ask the club when the maintenance crews start mowing, and read the survey for any easement along the course edge, because it limits where a pool or fence can go.

Questions for any Gleneagles HOA

  • Is the street gated, and is the gate staffed? At what hours?
  • What do the dues cover: common areas, perimeter walls, front-yard care?
  • Are there parking rules for cars on the street overnight?
  • Any special assessment, and what's the transfer fee at closing?

The resale certificate answers the money questions; the rules and budget answer the rest. We couldn't verify gate or dues details from any association's own documents, so get them in writing.

Gleneagles Country Club in Plano: what membership buys

The club is part of the Invited network. Its pages list two championship courses, TrackMan-equipped range stations, two short-game areas, a fitness club with classes and personal training, pools, racquet sports including pickleball, and event space for up to 300 guests. The Scottish Gleneagles is the resort the courses are named after; the two have no other connection.

The King's and Queen's courses at Gleneagles

The club credits both to Bruce Devlin and Robert von Hagge. The King's plays to par 72 with a slope of 146 and was renovated in 2017 by Damian Pascuzzo and Steve Pate. A slope that high is near the top of the scale, which means a mid-handicap golfer will find it hard every day, so ask to play the Queen's too before you commit.

Membership questions for Gleneagles, in writing

  • Which categories exist, and which include both courses?
  • What's the initiation fee, and is any of it refundable or transferable?
  • What are the monthly dues, and is there a food and beverage minimum?
  • Have there been capital assessments recently, and are any planned?

The club doesn't publish prices: its site sends you to an inquiry form, so any figure on a listing or forum is second-hand.

XLife and the Invited network at Gleneagles

XLife is the club's add-on for extra golf and access to other Invited and Alliance clubs. If your job may move you again, ask what it costs and which clubs it covers.

Checklist for buying a home near Gleneagles

  1. Confirm the subdivision on the legal description. The street name alone won't tell you.
  2. Get the HOA's resale certificate, budget and rules before your option period ends.
  3. Ask the club for a written membership quote and any waiting list, before you're under contract if you can.
  4. Check the Plano ISD School Finder for the exact address.
  5. Estimate property tax on the purchase price, not the seller's current bill.
  6. If the lot backs onto the course, run the course-side checks above before your option period ends.

If golf isn't the point, Willow Bend and Lakeside on Preston sit at higher typical values, and the Plano neighborhoods overview has the full list. Linda can tour homes near the club with you in person or on a video call.

Moving to Gleneagles: FAQs

How much is a membership at Gleneagles Plano?

The club doesn't publish membership prices. Its website directs prospective members to an inquiry form to receive membership options. Ask the membership office for a written quote covering the initiation fee, monthly dues, any food and beverage minimum and recent capital assessments, and ask which categories include both the King's and Queen's courses and whether there's a waiting list.

Does buying a home in Gleneagles include a club membership?

No. Membership in Gleneagles Country Club is a separate purchase from the club, with its own fees and terms, and the club sends prospective members to an inquiry form instead of publishing prices. The subdivisions around it, such as the Greens and Cliffs of Gleneagles, have their own deed restrictions, so read the HOA documents for the exact lot as a separate step.

Is Gleneagles in Plano the same as Gleneagles in Scotland?

No. Gleneagles Country Club is a private club at 5401 W Park Blvd in Plano, Texas, with King's and Queen's courses. The club says they're inspired by the Scottish courses of the same names at the Gleneagles resort, but the two are separate places with no other connection.

Who designed the Gleneagles golf courses in Plano?

The club credits both courses to Bruce Devlin and Robert von Hagge. The King's Course plays to par 72 with a slope of 146 and was renovated in 2017 by Damian Pascuzzo and Steve Pate of Pascuzzo and Pate Golf Design, according to the club's course page.

How much do homes near Gleneagles cost?

Zillow doesn't track Gleneagles as a separate neighborhood. The 75093 ZIP around the club had a typical home value of $738,271 in September 2026, down 0.88% in 12 months, the smallest drop among Plano ZIPs. A ZIP figure blends every home in it, so price any house against recent sales in its own subdivision.

When were the homes around Gleneagles built?

It depends on the section. Listing portal data puts the Greens of Gleneagles at 1997 to 2002, with homes from 3,259 to 4,201 square feet, and the Cliffs of Gleneagles at 1993 to 1996, with homes from 4,757 to 5,296 square feet. For a specific house, the appraisal district's record shows the recorded year built and any additions, which is the quickest check on a listing.

What are the HOA dues in Gleneagles?

It depends on the subdivision. Several sections around the club carry the Gleneagles name, and we couldn't find dues published in any association's own documents. Ask for the HOA resale certificate during your option period: it states the current assessment, any special assessment and the transfer fees due at closing. Ask too what the dues cover, such as gates or yard care.

What school district serves Gleneagles?

The Gleneagles area in the 75093 ZIP is in Plano ISD. School assignments are set by address and boundaries can change, so check the exact address in the Plano ISD School Finder before you make an offer, rather than relying on a listing description or a neighbor's school.
