Moving to Normandy Estates in Plano: villas, estate homes and Sur Le Lac

Key takeaway

Normandy Estates is a newer northwest Plano community by Starside Custom Builders with three ways in: villas from $1,000,000, estate homes from $2,000,000 on lots from a third of an acre, and Sur Le Lac, a 40-unit condominium. Zillow doesn't track it, and the 75024 ZIP's $628,592 sits below even the villa floor. If you want single-level living at the lowest entry price, tour the villas first.

Who this guide is for

You're relocating to Plano with a budget of $1 million or more and are weighing a new villa, a custom estate home or a lock-and-leave condo in Normandy Estates.

Is Normandy Estates right for you?

Normandy Estates fits if

  • You want a newer home: the builder lists villas from 3,000 square feet with three bedrooms on the first floor.
  • You want an amenity center with a spa, pool, workout room and outdoor kitchen, plus a lake and trail.
  • You want a lock-and-leave option: Sur Le Lac is a gated building of 40 condos with underground parking.

Look elsewhere if

  • You want an established neighborhood with mature trees at a similar price: compare Lakeside on Preston.
  • You want to walk to offices and restaurants: look at Legacy.
  • Your budget is under $1 million: start with West Plano.

Prefilled with the typical price used in this guide for Normandy Estates. Add HOA dues if the home has them: ask for the HOA's current budget. Insurance isn't estimated: get a quote. Check the exact school district on the appraisal district's parcel record.

Tax year 2026 rates adopted by each taxing unit (Collin Central Appraisal District and the units' own notices). † Denton County's 2026 rate is proposed, not yet confirmed as adopted, and its homestead exemption isn't verified, so none is applied; Collin College isn't included for Denton County addresses: check the parcel's bill. An estimate, not a tax bill: special districts and over-65 tax ceilings can change it. Confirm with the appraisal district or a CPA.

Three ways to buy into Normandy Estates

Every price here starts from the builder, so the decision is about what you want to own and maintain. The table puts the three side by side, with principal and interest at each entry price on 20% down at the 7.4% average 30-year rate Freddie Mac reported in mid-October 2026.

Normandy Estates villas: the first tour

The builder says many villa plans put the primary suite, a second bedroom and a study on the first floor, and the villas sit near the amenity center. That makes them the cheapest way into the community and the easiest one-level layout. The catch: Starside doesn't publish villa lot sizes, so ask for the plat before you assume a usable yard.

Estate homes and lots in Normandy Estates

Estate lots start at a third of an acre, and the builder says many border the tree-lined creek, the lake or the hiking and jogging trail. Portal data puts finished houses here between about 3,400 and 7,400 square feet, built from 2008 to 2021. You're paying twice the villa floor, and if you're building, the architectural rules decide what goes on the lot.

Sur Le Lac condos in Normandy Estates

Sur Le Lac is a gated building of 40 condos by the same builder, designed by Lloyd Lumpkins of L. Lumpkins Architect, with a secure underground parking garage. Its amenity center lists a lap pool, spa, exercise room, putting green, outdoor kitchen and fireplace. With only 40 units, you may wait for one to come up. Condo dues also cover the building's insurance, exterior and reserves, so ask for the budget, the reserve study and the resale certificate, and check what your own HO-6 policy has to cover.

Normandy Estates property tax and running costs

The table covers the loan. Property tax on a $1,000,000 or $2,000,000 house is the next biggest line, and on a new build it can arrive in two steps: the appraisal district may value only the lot in one year and the finished house the next. Budget on the full finished price from day one, using the Plano property tax calculator.

Normandy Estates HOA and condo dues

Neither the builder nor the condo marketing publishes dues. Get the resale certificate for whichever option you pick: it states the current assessment, any special assessment and the transfer fees due at closing. On Sur Le Lac, the condo association's dues come on top of any community HOA, so ask whether you'd pay one or both.

Normandy Estates amenity center, lake and gate

The builder lists an amenity center near the villas with a spa, pool, workout room, outdoor kitchen and fireplace. The lake, creek and trail run along many of the estate lots. Sur Le Lac is described as gated, but the builder's community page doesn't mention a gate for the rest of Normandy Estates, so ask the HOA how access works for each street and whether a staffed entrance is in the budget.

Normandy Estates HOA documents to request

  • The resale certificate: current dues, special assessments and transfer fees.
  • The budget: what the amenity center, lake and any gate cost each year.
  • The architectural rules, which matter most if you're building on an estate lot.

Normandy Estates or an established Plano neighborhood

At these prices, Normandy Estates competes with the top of Zillow's Plano list. The question is whether you want new or established.

Normandy Estates vs Lakeside on Preston

Lakeside on Preston is tracked at $1,321,232, with 1990s and early-2000s custom homes around private lakes. You'd swap a builder warranty for mature trees and a house that may need updating.

Normandy Estates vs Willow Bend

Willow Bend sits at $1,379,001. If a large older lot near a retail district appeals more than a new build, tour it the same weekend. The neighborhoods of Plano page lays out the rest.

Buying new in Normandy Estates, Plano

Builders often use their own contract or the TREC new-home form instead of the resale contract, so read the deposit, delay and warranty terms before you sign. The guide to new construction in Plano covers builder contracts, inspections and warranties.

Plano ISD check for a Normandy Estates lot

Confirm the school district for the exact lot in the Plano ISD School Finder, since parts of far-west Plano are served by other districts. Linda can walk the villas, an estate lot and Sur Le Lac with you on one visit.

Moving to Normandy Estates: FAQs

How much are homes in Normandy Estates, Plano?

The builder, Starside Custom Builders, lists villas from $1,000,000 and 3,000 square feet and estate homes from $2,000,000 on lots from a third of an acre. Those are starting prices. Zillow doesn't publish a Normandy Estates value, and the 75024 ZIP's $628,592 typical value is well below the community's entry point, so compare recent sales inside Normandy Estates.

Who builds in Normandy Estates?

Starside Custom Builders builds the villas and estate homes and lists Normandy Estates as one of its communities. Sur Le Lac, the condominium building, was also built by Starside and designed by Lloyd Lumpkins of L. Lumpkins Architect. If you're buying new from the builder, ask for the warranty terms and the contract form in writing before you put down a deposit.

What is Sur Le Lac?

Sur Le Lac is a gated condominium building inside Normandy Estates with 40 units from 2,350 to 2,990 square feet and a secure underground parking garage. Its amenity center lists a lap pool, spa, exercise room, putting green, outdoor kitchen and fireplace. Condo dues cover the building's insurance, exterior and reserves, so ask for the budget and reserve study.

Is Normandy Estates gated?

The Sur Le Lac condos are described as gated. The builder's page for the wider community doesn't mention a gate, and we couldn't confirm from an HOA document how access works on the villa and estate streets or whether any entrance is staffed. Ask the association for the access rules and the security line in its budget before you rely on it.

What are the nicest neighborhoods in Plano, Texas?

On home values, the top of Zillow's September 2026 Plano list was Shoal Creek ($1,647,184), Willow Bend ($1,379,001) and Lakeside on Preston ($1,321,232). Zillow doesn't list Normandy Estates, but its builder's $1 million villa and $2 million estate floors put it in that price tier. Which suits you comes down to new construction versus an established street.

How big are the lots in Normandy Estates?

The builder lists estate lots from a third of an acre, and many of them border the creek, the lake or the community trail. Villa lots are smaller, and the builder doesn't publish a villa lot size. Ask for the plat and the survey for any lot you're considering, along with the architectural rules that limit what you can build.
