Key takeaway

East Plano, the side of the city east of US-75, is the least expensive part of Plano: Zillow's typical home value in 75074 is $362,198 (September 2026), against $497,714 citywide and $738,271 in West Plano's 75093. It also holds Plano's DART rail stations. If you can live with an older house and budget for updating it, East Plano gives you a Plano address and a train to Dallas for about half the west-side price.

Who this guide is for

You're moving to Plano on a budget, or you want to commute by DART rail, and you're deciding whether East Plano's older, lower-priced homes are the right trade against the newer west side.

Is East Plano right for you?

East Plano fits if

  • Your budget for a detached house is under about $450,000: 75074's typical value is $362,198 (Zillow, Sept 2026).
  • You want to ride DART: Parker Road (Red Line end, 2,020 parking spaces) and the Silver Line to DFW Airport are on this side.
  • You want trails and open space: the 800-acre Oak Point Park and Nature Preserve is here.

Look elsewhere if

  • You'll drive the Dallas North Tollway to Legacy every day: West Plano is closer.
  • You want a large-lot house above $1 million: look at Willow Bend.
  • You want to walk to restaurants from a townhome: Legacy or the historic downtown fits better.

Tax year 2026 rates adopted by each taxing unit (Collin Central Appraisal District and the units' own notices). † Denton County's 2026 rate is proposed, not yet confirmed as adopted, and its homestead exemption isn't verified, so none is applied; Collin College isn't included for Denton County addresses: check the parcel's bill. An estimate, not a tax bill: special districts and over-65 tax ceilings can change it. Confirm with the appraisal district or a CPA.

What a house costs in East Plano

75074 is the ZIP code most people mean by East Plano, and it has the lowest typical value of any Plano ZIP. The ZIP table above puts it next to the others. Two central ZIPs that cross US-75, 75023 ($413,745) and 75075 ($456,334), also have east-side streets, and their east halves price closer to 75074.

75074 home values in East Plano

Zillow's typical 75074 home is $362,198, down 4.48% in the 12 months to September 2026, the steepest fall of any Plano ZIP. That's bad news for sellers and useful news for you: more price cuts and more room to ask for repairs.

With 20% down at Freddie Mac's 7.4% average rate, the typical 75074 home costs about $2,006 a month in principal and interest. Property tax at the 2026 rates for Plano ISD, the City, Collin County and Collin College adds about $360 a month once your homestead exemption is on file, so you're near $2,370 before insurance. The same math in 75093 lands near $4,950, which is what you save each month by buying an older house on this side.

Zillow neighborhoods on the East Plano side

Zillow tracks several named neighborhoods east of US-75. Oak Point and Los Rios sit at the top of the east side and are still below the city's typical value; the older blocks around downtown, Zillow's Old Towne and Haggard, are under $305,000. Our Downtown Plano guide covers the historic district on its own.

East Plano DART stations and the commute to Dallas

If a train to work matters to you, this is the side of Plano to look at first. Every DART rail stop in the city is on the east or central side, and two lines now run here.

Parker Road DART station

Parker Road, at 2600 Archerwood Street near US-75, is the northern end of the Red Line and of the Orange Line at weekday peak hours. It has 2,020 parking spaces, which is why it works as a park-and-ride for East Plano streets that aren't in walking distance of a station.

Downtown Plano station

The Downtown Plano station on 16th Street serves the Red Line, with the Orange Line at peak times. It has no parking of its own, so it suits homes you can walk or bike from.

Silver Line stations at Shiloh Road and near downtown

The Silver Line opened on October 25, 2025, running 26 miles with 10 stations from Shiloh Road in Plano to DFW Airport. Plano has two of its stations, one at Shiloh Road and one near downtown. For a household that flies often, a train from East Plano to the airport is a real advantage the west side doesn't have.

US-75 and President George Bush Turnpike by car

Drivers use US-75 (Central Expressway) south toward Richardson and Dallas, and the President George Bush Turnpike across the south edge of the city. Our Plano to Dallas commute guide compares the train and the drive.

Is West Plano or East Plano better?

East Plano wins if the train or a detached house under $450,000 is your priority; West Plano wins if you'll drive to Legacy every day. The monthly cost row is the one to weigh hardest, because the gap repeats every month you own the house.

When East Plano is the better buy

Pick East Plano if your budget for a detached house is under about $450,000, if you'll ride the Red Line or Silver Line, or if you're happy to renovate. You'll pay less up front and less property tax: about $4,300 a year on the typical 75074 home against about $10,300 in 75093.

When West Plano is the better buy

Pick the west side if you'll work at the Legacy campuses or in Frisco and want a newer house close to the tollway. The West Plano guide covers its ZIP codes and price bands.

Plano East and Plano West senior high schools

The "Plano East vs Plano West" search is often about Plano ISD's senior high schools, not the halves of the city. Plano ISD splits the high school years between separate campuses, and the senior highs serve the last two years. Which campuses serve a home depends on its address, so check it in Plano ISD's boundary lookup; our guide to Plano school districts explains the grade structure.

What's being built in East Plano

Prices here fell this year, but public and private money is going into the east side. That doesn't guarantee values will rise, but it's what to watch if you plan to stay a while.

TIRZ 2, the City's East Plano reinvestment zone

The City of Plano runs a tax increment reinvestment zone named East Plano (TIRZ 2). In a TIRZ, the growth in property tax value inside the zone is set aside for public improvements in that zone; it doesn't add a separate tax to your bill. Ask the City which projects are planned near a street you're considering.

Collin Creek redevelopment on US-75

The former Collin Creek Mall site, about 100 acres on Central Expressway, is being rebuilt by Centurion American as a $1 billion mixed-use project. In February 2026, 130 homes there were occupied and 402 lots had been delivered to builders. If you want a new house in central Plano rather than an older one, it's one of the few places to find it; see new construction in and around Plano.

East Plano parks and Oak Point Nature Preserve

Oak Point Park and Nature Preserve in East Plano

Plano's largest park is on the east side: 800 acres between Parker Road, Chaparral Road, Spring Creek Parkway and Los Rios Boulevard, with about 8 miles of concrete trail and 5 miles of soft-surface trail along Rowlett Creek, a lake and an amphitheater. The park is big enough that "near Oak Point" can still mean a drive, so if you'd use the trails daily, check the walk from a listing to the nearest entrance before you tour.

Cottonwood Creek Greenbelt in East Plano

The Cottonwood Creek Greenbelt runs along Plano's eastern edge, about 8.5 miles through the city, as part of a regional trail that connects Richardson to Allen.

How East Plano values compare across Plano, Texas

People ask whether Plano is a wealthy area. Measured by home values, Plano's typical home ($497,714) sits above Collin County's and well above the Texas figure. Inside the city the spread runs from about $234,000 in Zillow's Douglass neighborhood to $1.65 million in Shoal Creek. 75074 is the only Plano ZIP with a typical value under $400,000, which is why the east side is where to start if you want a Plano address on a moderate budget. The full city trend is in our Plano housing market report.

Three ways to buy in East Plano

Decide which of these three you're buying before you tour, because each one points you to different streets. If you can't choose, start with the walk-to-station circle: it's the one thing the west side can't offer at any price.

A house you can walk from to an East Plano station

If the train is the point, draw a 10-minute walking circle around the Downtown Plano, 12th Street and Shiloh Road stations and tour only inside it. Parker Road has a large lot, so homes further out can still drive a few minutes and park. The catch is noise: ask about train horns and crossing bells on any street that backs onto the tracks.

A house near Oak Point and the East Plano trails

The neighborhoods around the preserve price at the top of the east side: Zillow's Oak Point is $470,615, still below the city's typical $497,714. You give up rail access for trails and a lake, and you're further from US-75.

A house to update in East Plano

The lowest prices are on homes that haven't been updated. Buy one and you'll want contractor bids during your option period, not after closing, plus the City's permit records for past work. A house $40,000 under the area's typical value only saves you money if the kitchen, roof or HVAC doesn't cost more than that to fix. A lender can tell you whether a renovation loan lets you finance the work with the purchase.

Buying an older home in East Plano: what to check

The lower price comes with an older house, so put part of what you save into the inspection and the first year of repairs. Before your option period ends, ask for:

  • a full inspection that covers the foundation, the roof's age and the electrical panel;
  • a camera inspection of the sewer line, which a standard inspection doesn't include;
  • the age and service records of the HVAC system and water heater;
  • permits for any additions or converted garages, from the City's records;
  • insurance quotes on the specific house, since roof age changes the premium.

Moving to East Plano: FAQs

Is West Plano or East Plano better?

For a detached house under about $450,000 or a DART commute, East Plano: 75074's typical value is $362,198, about half of 75093's $738,271, and the Red Line stations are here. For a daily drive to the Legacy campuses and a newer, larger house, West Plano, whose values also held up better this year. The east side's catch is the age of the house, so budget for inspections and updates.
