Plano neighborhoods range from about $360,000 for a typical home in east-side ZIP 75074 to $1.38 million in Willow Bend (Zillow, September 2026). Pick by commute first: Deerfield, Kings Ridge and Legacy for the Legacy campuses, East Plano and Downtown Plano for DART rail into Dallas.
You're moving to Plano and need to narrow eleven neighborhoods to a shortlist by budget, commute and school district.
Plano neighborhoods by ZIP code: typical home values
| ZIP code | Zillow's typical value | Past year | 5 years |
|---|---|---|---|
| 75093 | $738,271 | −0.9% | +24.1% |
| 75024 | $628,592 | −2.5% | +18.7% |
| 75094 (Murphy) | $578,828 | −3.7% | +15.3% |
| 75025 | $545,917 | −4.0% | +16.1% |
| 75075 | $456,334 | −3.1% | +14.3% |
| 75023 | $413,745 | −3.0% | +12.4% |
| 75074 | $362,198 | −4.5% | +10.5% |
Zillow's typical home value by ZIP code, September 2026. 75094 is mostly in Murphy; Plano also has PO-box-only ZIP codes with no homes or boundaries. ZIP outlines: U.S. Census Bureau TIGERweb, 2020 ZIP Code Tabulation Areas, which approximate postal ZIPs.
How Plano neighborhoods split by price and age
If you only tour one part of the city, make it the center: Whiffletree and the 75023 and 75025 ZIPs sit between the Legacy campuses and the rail lines, and their values fell 3% to 4% this year, so you get both commutes within reach and room to negotiate. The catch is that the houses vary in age and condition street by street.
The rest of the city sorts along one line: the Dallas North Tollway on the west side and US-75 on the east. Toward SH-121, the typical values run from about $600,000 to well over $1 million. East toward US-75, the neighborhoods are older and the DART rail stations are close by. Zillow's ZIP figures (September 2026) show the gap: $738,271 in 75093 against $362,198 in 75074.
The more useful pattern is which side is holding up. This year Plano's typical value fell 3.33%, but the top of the market barely moved: Willow Bend rose 0.88%, Lakeside on Preston 0.74% and Kings Ridge 0.3%, while 75074 fell 4.48%. That tells you where to push on price: the older central and east neighborhoods. On the west side, expect to pay close to asking. The ZIP table and map above have every figure.
Below, the eleven neighborhoods with their own guides are grouped by the trade-off you're making.
Plano neighborhoods over $1 million: lakes, golf and custom homes
These four are the top of Plano's market. You pay for lot size, custom construction and a private setting, and you're within a short drive of the Legacy campuses.
Willow Bend
Zillow's typical value is $1,379,001, up 0.88% in a year, in Plano's west side near the old Shops at Willow Bend. That mall is changing: from September 1, 2026, owner Centennial began shrinking parts of it, and the Dallas Stars signed a nonbinding agreement to pursue an arena and entertainment district in Plano. The catch: what replaces the mall, and when, isn't settled.
Lakeside on Preston
Typical value $1,321,232, up 0.74%. It's one of a handful of Plano neighborhoods where Zillow shows values rising this year, alongside Willow Bend and Kings Ridge. The catch: rising values mean sellers here have less reason to cut, so expect to pay close to the asking price.
Normandy Estates
A newer custom-home enclave in ZIP 75024. Zillow has no figure for it, so use the ZIP's $628,592 as a floor, not a guide: homes here sit well above it. The catch: with few sales, comparing prices is harder, so ask for the recent closed sales before you offer.
Gleneagles
Built around Gleneagles Country Club, in ZIP 75093 ($738,271, down 0.88%). The catch: club membership is separate from buying a house, and the club doesn't publish its dues. Ask the club before you count on it.
Neighborhoods near Legacy for the shortest commute
If your offer letter names a Legacy campus (JPMorgan Chase, Liberty Mutual, Frito-Lay, Samsung, AT&T's future headquarters), these three put you within a short drive without using the tollway.
Legacy and Legacy West
The Legacy area surrounds the office campuses and the Legacy West district in ZIP 75024 ($628,592). Deerfield's HOA lists the Legacy Drive business park and Legacy West among its neighbors, which shows how close the campuses are to the homes. The catch: housing right beside the campuses includes apartments and attached homes, so if a yard matters, ask which streets are single-family before you tour.
Deerfield
Typical value $800,944, down 2.32%. Its HOA describes 733 single-family homes in northwest Plano with a clubhouse, bike trails and holiday lights on roughly three in four houses. The catch: the lights draw visitors from across the metro in December, so ask the HOA how traffic is handled on your street.
Kings Ridge
Typical value $820,827, up 0.3%. Its HOA describes 579 homes, established in 2000, about two miles west of the Dallas North Tollway and just south of SH-121. It's Plano's westernmost neighborhood and in Denton County, not Collin. The catch: its schools are Lewisville ISD, not Plano ISD, and the tax bill uses Denton County's rates, so check both before you compare it with Deerfield.
Plano neighborhoods for more house per dollar
These are the neighborhoods where this year's price drop is deepest and where most of Plano's rail access is. Here you trade a newer kitchen for a lower price, a train into Dallas, or both.
Whiffletree
Central and north-central Plano, across ZIPs 75023 ($413,745) and 75025 ($545,917), with more than one homeowners association. Zillow has no Whiffletree figure, so those ZIP values stand in for it. The catch: houses vary in age and update level, and so do prices, so budget for an inspection that looks hard at the roof and foundation.
East Plano
The east side around US-75, ZIP 75074 ($362,198, down 4.48%) and parts of 75023. Parker Road Station is here, served by the DART Red and Orange lines with 2,020 free parking spaces. The catch: the housing is older, and values here fell most this year, which helps you as a buyer but may slow a resale.
Downtown Plano
The original town center, where Downtown Plano Station sits at 15th Street and Avenue J beside Haggard Park. Zillow has no figure for downtown itself, so use ZIP 75074's $362,198. The catch: the station has no public parking, so a downtown home works best if you can walk to the train.
West Plano vs East Plano neighborhoods
If you're torn between the two sides, the area guides answer it in full. In short, the line runs roughly through the middle of the city, and the gap is about $376,000 at the ZIP level.
West Plano
ZIPs 75093 and 75024, typical values $738,271 and $628,592. Newer subdivisions, the tollway, Legacy and the highest-value neighborhoods above. The catch: it costs the most, and if you work in Dallas, the drive is longer than the train from the east side.
East Plano at a glance
ZIP 75074 at $362,198 and parts of 75023 and 75075. Older houses, rail and US-75. The catch is age, as above. Still undecided? Let the office settle it: a Dallas office puts you on the east side near the train, a Legacy campus on the west side near the office.
All eleven Plano neighborhoods compared in one table
Here are the eleven side by side. Where Zillow publishes a neighborhood figure, it's used; where it doesn't, the ZIP figure stands in and the table says so. Treat a ZIP figure as the middle of a wider area. Read the last column before you book a tour.
| Neighborhood | Typical value (Sept 2026) | 12-month change | Figure used | Choose it for | The catch |
|---|---|---|---|---|---|
| Willow Bend | $1,379,001 | +0.88% | Zillow neighborhood | Custom homes, west side | Mall site in flux |
| Lakeside on Preston | $1,321,232 | +0.74% | Zillow neighborhood | Top of market, held value | Little room on price |
| Kings Ridge | $820,827 | +0.3% | Zillow neighborhood | Legacy commute | Denton County, Lewisville ISD |
| Deerfield | $800,944 | -2.32% | Zillow neighborhood | Legacy commute, Plano ISD | December light traffic |
| Gleneagles | $738,271 | -0.88% | ZIP 75093 | Golf club setting | Club dues not published |
| Normandy Estates | $628,592 | -2.54% | ZIP 75024 (homes sit well above) | Newer custom homes | Few sales to compare |
| Legacy | $628,592 | -2.54% | ZIP 75024 | Closest to the campuses | Many attached homes |
| Whiffletree | $413,745 to $545,917 | -3.05% to -3.97% | ZIPs 75023 and 75025 | Central value, both commutes | Mixed age and condition |
| East Plano | $362,198 | -4.48% | ZIP 75074 | Rail, lowest prices | Oldest houses |
| Downtown Plano | $362,198 | -4.48% | ZIP 75074 | Walk to the train | No station parking |
| West Plano | $628,592 to $738,271 | -0.88% to -2.54% | ZIPs 75024 and 75093 | Newer subdivisions | Highest prices |
Zillow's other Plano neighborhoods
Zillow tracks more than 80 neighborhoods inside Plano, and some without a guide here are worth a look. At the top, Shoal Creek ($1,647,184), Avignon Windhaven ($1,101,388) and Harrington Homeplace ($1,057,495). In the middle, Steeplechase ($852,710) and Stone Lake Estates ($842,765), which rose 3.6%, so expect to pay full price there. Among the lowest, Old Towne ($294,192) and Village Creek ($266,316) fell more than 5% this year, among the deepest drops in the city: that's where to push hardest. If one of these fits, ask for the same comparison of recent sales.
Plano neighborhoods by county, school district and tax
Two neighborhoods can share a Plano address and still pay different tax bills, because the county and school district can differ. This matters most on the far west side.
Collin County neighborhoods in Plano ISD
Most of the city, including Deerfield, Willow Bend, East Plano and Downtown Plano, is in Collin County. Within it, Plano ISD serves about 100 square miles of southwest Collin County, 66 of them in the City of Plano. For tax year 2026, the adopted rates for a Plano home in Collin County and Plano ISD total $1.702984 per $100 of value before exemptions (Collin CAD's 2026 entity list).
Denton County neighborhoods in Lewisville ISD
Kings Ridge is in Denton County, and its HOA points to Lewisville ISD. For tax year 2026, a home there pays the City of Plano ($0.4376), Lewisville ISD ($1.0778, adopted August 27, 2026) and Denton County ($0.183394, a proposed 2026 rate: check whether it was adopted): about $1.70 per $100 before exemptions. That's close to the Collin County figure, but the units, exemptions and appraisal district are different, so run any Kings Ridge house through the Plano property tax guide before comparing it with Deerfield.
Plano neighborhoods and the school district finder
Never rely on a listing's school field or a neighborhood name. Enter the full address in the Plano ISD SchoolFinder or the Lewisville ISD school locator before you write an offer.
Three questions to narrow Plano neighborhoods
Answer these and the list of eleven usually drops to two or three.
- Where is the job? Legacy campus: Legacy, Deerfield, Kings Ridge or Willow Bend. Dallas: East Plano or Downtown Plano near the rail.
- What's the budget? Under $450,000: East Plano, Downtown Plano or part of Whiffletree. $450,000 to $850,000: Whiffletree, Deerfield, Kings Ridge or Legacy. Over $1 million: Willow Bend, Lakeside on Preston, Normandy Estates or Gleneagles.
- Which school district? Most Plano neighborhoods are in Plano ISD; Kings Ridge is in Lewisville ISD. Confirm any address in the district's own finder, never a listing. Our guide to school districts in Plano explains how.
New construction in Plano neighborhoods
Very few. The city's long-range plan, Plano Tomorrow, reserves the remaining undeveloped land mostly for employers, so new homes inside Plano tend to be infill lots, redevelopment of older commercial sites, and custom builds such as those in Normandy Estates. If a new build is the priority, compare the subdivisions to the north on our new construction near Plano page before you rule out an established Plano neighborhood.
Compare Plano neighborhoods with Frisco
If the west side is over budget, don't expect Frisco to fix it: its typical value is $640,131. Our Plano vs Frisco page compares the two cities. For a monthly figure in any neighborhood above, try the property tax calculator for Plano homes.
Map of Plano neighborhoods and ZIP codes
The map above shades each Plano ZIP by its typical value. Neighborhood lines don't follow ZIP lines, so use the ZIP as a price guide only. For ZIP-by-ZIP detail, see our Plano ZIP code guide.
