It went up in three phases, southern, central and northern, starting in 2000. Most of Plano is in Collin County, so this is one of the few places where a Plano address comes with a different county and a different set of offices.

Confirm the 2026 assessment and any transfer fee on the resale certificate.
Architectural rules in Kings Ridge
- Pools, spas, solar panels and trellises need Architectural Control Committee approval.
- So do permanent basketball goals, flagpoles, statues and outdoor play equipment.
- Storage sheds aren't allowed.
- Boats can't be kept in public view.
- Satellite dishes go on the back of the house.
If you plan a pool, put the ACC approval into your timeline: it's a step before the City of Plano permit.
Ponds, greenbelts and trails in Kings Ridge
The HOA maintains two ponds with fountains, a waterfall, three greenbelts and several walking trails, including a tree-lined walkway that's part of the City of Plano's trail system. There's a creek too.
Lot slope and drainage in Kings Ridge
The HOA describes hilly vistas that are good for sledding when snow falls, which is unusual for Plano. A sloped lot looks good and drains toward someone: ask the inspector to check grading, gutters and any signs of water against the foundation, and walk the yard after rain if you can.
