Living at Legacy West Plano: townhomes, condos and the corporate campuses

Key takeaway

Legacy is the business park in northwest Plano where Toyota North America, JPMorgan Chase, Liberty Mutual and FedEx Office have major offices. Its newest center, Legacy West, was built with more than 1,200 apartments and only 127 urban villas, so the homes within walking distance of work are mostly rentals. The plan that fits a start date: lease near your campus, then buy in 75024 (Zillow typical value $628,592, September 2026) or just across SH-121 in Frisco.

Who this guide is for

You've taken a job at Toyota, JPMorgan Chase, Liberty Mutual or another Legacy employer and want to know what it's like to live next to work: what Legacy West is, what you can buy or rent there, and what it costs.

Is Legacy right for you?

Legacy fits if

  • You'll work at Toyota, JPMorgan Chase, Liberty Mutual, FedEx Office or another Legacy campus and want a very short commute.
  • You want a townhome, villa or condo with restaurants and shops in walking distance, as Legacy West was built to offer.
  • You'd like to rent first: Legacy West alone added more than 1,200 apartments.

Look elsewhere if

  • You want a large lot and a detached house: Willow Bend has the biggest lots on the west side.
  • You want to ride DART to Dallas: Downtown Plano has the station.
  • You want a lower price for a house: East Plano's 75074 is about 40% below 75024.

What it costs to own in Legacy each year

$8,559Property tax and HOA per year
$713Per month
$0HOA dues per year

Prefilled with the typical price used in this guide for Legacy. Add HOA dues if the home has them: ask for the HOA's current budget. Insurance isn't estimated: get a quote. Check the exact school district on the appraisal district's parcel record.

Tax year 2026 rates adopted by each taxing unit (Collin Central Appraisal District and the units' own notices). † Denton County's 2026 rate is proposed, not yet confirmed as adopted, and its homestead exemption isn't verified, so none is applied; Collin College isn't included for Denton County addresses: check the parcel's bill. An estimate, not a tax bill: special districts and over-65 tax ceilings can change it. Confirm with the appraisal district or a CPA.

Living at Legacy: rent first, then buy

Do it in two steps. The housing built with Legacy West tells you why: more than 1,200 apartments against 127 urban villas, so the for-sale homes a walk from the offices are few and don't come up often. A lease next to your campus gives you a short commute from day one and weekends to tour. Then you buy, either a villa or townhome if walking to work is the point, or a detached house a few minutes' drive out.

Apartments at Legacy West and Legacy Town Center

Sign a lease you can extend month to month. You'll learn which tollway exits you use and can decide between a townhome and a house without paying for a second move. The catch is paying rent while you look, so set yourself a date to decide.

Urban villas and townhomes at Legacy

The 127 villas at Legacy West and the townhomes around the two centers are the for-sale homes closest to the offices. You get a garage, a small outdoor space and restaurants on foot. The catch is the HOA: ask for the current dues, what they cover and any planned special assessment before you make an offer.

Detached houses near Legacy in 75024

If you want a yard, the subdivisions in 75024 put you a few minutes' drive from the campuses. Kings Ridge is one west-side option, and our guide to West Plano covers the ZIP codes and price bands. The catch: once you're driving anyway, Frisco starts just across SH-121, so tour both sides.

What is Legacy West in Plano, TX?

Listings use the name loosely for three nested places. Knowing which is which tells you whether an ad means a walk to the office or a drive.

The Legacy business park

The Legacy Association, which oversees the park, says Ross Perot's team began developing it around 1980 on former farmland and ranches. The EDS building came first, followed by the JC Penney and Frito-Lay campuses. Today the park has more than 130 property owners, among them Capital One, Children's Health, Toyota North America, JPMorgan Chase, Ericsson, Liberty Mutual, FedEx Office, Bank of America, Pizza Hut and Intuit.

Legacy West

The newest center opened on June 2, 2017, on 255 acres at the southwest corner of the Dallas North Tollway and the Sam Rayburn Tollway (SH-121), at a cost of $3.2 billion. It brought Toyota's and FedEx Office's North American headquarters and regional headquarters for JPMorgan Chase and Liberty Mutual: more than 20,000 jobs in all, alongside shops, restaurants and hotels.

Legacy Town Center

Inside the park, the older mixed-use center is Legacy Town Center, with apartments, offices, a hotel and the Shops at Legacy. If you want the same walk-to-dinner setup with a different mix of buildings, tour both before you choose.

Legacy home prices in 75024

Zillow doesn't publish a value for the park itself, so the 75024 ZIP figure is the best guide: a typical value of $628,592 in September 2026, down 2.54% in a year. That's about $130,000 above Plano's typical $497,714 and about $110,000 below 75093, the other West Plano ZIP. Because 75024 also includes large detached houses, a townhome near Legacy West can sell well under the ZIP figure, and a newer house can sell well over it.

Monthly cost of a Legacy-area home at 7.4%

With 20% down at Freddie Mac's 30-year average of 7.4% (week of October 15, 2026), a $628,592 home is about $3,482 a month in principal and interest. Property tax at the 2026 Plano ISD, City, Collin County and Collin College rates adds about $710 a month once your homestead exemption is on file, so plan on roughly $4,200 before insurance and HOA dues. That's about $900 a month more than the same math on Plano's typical home, and it's what the short commute costs you. Run the tax with our Plano property tax estimator; the full rate breakdown is in the Plano property tax guide.

Legacy prices against the Plano average

Zillow's citywide index fell 3.33% this year and 75024 fell 2.54%, so sellers here have had a slightly better year than the city and you'll have a little less room to negotiate than on the east side. Across the Dallas-Fort Worth metro, 34% of listings had a price cut and homes took 64 days to go pending, which still gives you time to compare.

Legacy or Frisco across SH-121

Frisco starts just north of the Legacy campuses, and its typical value is $640,131, close to 75024's. You get newer subdivisions and more new construction on the Frisco side, with a different city tax rate and, for most addresses, Frisco ISD instead of Plano ISD. If you're weighing the two for the same commute, our Plano vs Frisco comparison sets them side by side. If you work at the campuses, either side of SH-121 keeps the drive short; the choice comes down to the house, the tax bill and the district.

Legacy employers and the commute

You pay 75024 prices here for the commute. If your office is in the park, a home inside it can mean a walk or a short drive instead of a tollway trip.

Toyota, JPMorgan Chase and Liberty Mutual at Legacy West

Toyota's North American headquarters is the anchor of Legacy West, with JPMorgan Chase and Liberty Mutual regional headquarters and FedEx Office's headquarters alongside. Our Plano employers guide lists the other big campuses and who's moving in.

Dallas North Tollway and SH-121 from Legacy

The development sits where the Dallas North Tollway meets SH-121, so a partner who works in Frisco, North Dallas or toward DFW Airport is on a tollway from the start. Both are NTTA toll roads, so budget for tolls. There's no DART rail station in the park; the train is on the east side of Plano.

What stores are at Legacy West Plano?

Shops, restaurants and hotels line a walkable street grid, with Windrose Avenue at its center. Tenants change, so check the center's own directory before you count on a store. What to test before you buy a townhome nearby is a busy weekend or a holiday event, when traffic builds and the garages fill.

Legacy costs to ask about before you buy

  • HOA dues: ask the HOA for current dues, what they cover (exterior, insurance, amenities) and any planned special assessment. Don't rely on a listing's figure.
  • Resale certificate and transfer fees: ask the HOA or management company; they're set by each association.
  • Property tax: Plano's rates are set each fall by the City, Collin County, Collin College and the school district; the homestead exemption lowers the school portion once you file.
  • Parking: ask how many spaces come with a condo or townhome, and whether guests can park.

TIRZ 5, the City's Legacy reinvestment zone

The City of Plano has a tax increment reinvestment zone named Legacy (TIRZ 5). It sets aside the growth in property tax value inside the zone for public improvements there; it isn't an extra tax on your bill.

Your first month after moving to Legacy

If you're arriving on a start date rather than a closing date, handle these while you're still in the lease, so the paperwork is done before you house-hunt in earnest.

Texas license and registration after a Legacy move

Texas gives new residents a short window to get a driver license and register a car, and Collin County still requires an emissions test. The deadlines and fees are in our Texas driver license and car registration guide, and the full order of tasks is in the moving to Texas checklist.

Electricity and internet in a Legacy apartment

Plano is in Oncor's delivery area with retail electric choice, so you'll pick an electricity plan from a retail provider even in an apartment; the City handles water, sewer and trash for houses. Set this up before move-in day. Our Plano utilities guide walks through each account.

Schools for a Legacy address

Check the district for each address you consider: most of Plano is in Plano ISD, but some northern and western streets are in Frisco ISD or Lewisville ISD. The Plano school districts guide explains how to look up an address.

Is living at Legacy right for you in Plano, Texas?

Answer three questions. Will you work in the park? If not, the premium for living here buys less. Do you want a yard? If yes, look at the subdivisions a few minutes out instead. Do you want to walk to dinner? If yes, the two Legacy centers and historic Downtown Plano are the three places in the city built for it, and downtown costs far less.

Moving to Legacy: FAQs

What is Legacy West in Plano, TX?

It's a 255-acre mixed-use development at the southwest corner of the Dallas North Tollway and SH-121, which opened on June 2, 2017. It holds Toyota's and FedEx Office's North American headquarters, regional headquarters for JPMorgan Chase and Liberty Mutual, shops, restaurants, hotels, more than 1,200 apartments and 127 urban villas. It sits inside the larger Legacy business park.

What stores are at Legacy West Plano?

The center has national retailers, restaurants and hotels along a walkable street grid that includes Windrose Avenue. The tenant list changes, so check the center's own directory for current stores before you visit. For residents, the point is that shopping, dining and gyms are within walking distance of the townhomes and apartments.

How much does it cost to live at Legacy in Plano?

Zillow doesn't publish a Legacy-only value, but the 75024 ZIP's typical home value was $628,592 in September 2026. With 20% down at a 7.4% rate, that's about $3,482 a month in principal and interest, and 2026 property tax with a homestead exemption adds about $710, before insurance and HOA dues. Townhomes near Legacy West can cost less than the ZIP figure, and the mix of 1,200-plus apartments to 127 villas makes renting first the easy way in.

Can you walk to work at Legacy West?

If you live in the apartments, villas or townhomes at Legacy West or Legacy Town Center and work at one of the campuses there, often yes. The development was built with homes, offices and shops together. Map the walk from a specific address to your building, since the business park itself is large and some campuses are a drive away.

Is there a DART train to Legacy West?

No. There's no DART rail station in the Legacy business park. Plano's rail stations are on the east side: Parker Road and Downtown Plano on the Red Line, and the Silver Line stops at Shiloh Road and near downtown. Most Legacy commuters drive the Dallas North Tollway or SH-121, which are NTTA toll roads.

Who owns and runs the Legacy business park?

The park has more than 130 property owners, and the Legacy Association handles the park's shared matters and design review. Ross Perot's team started developing it around 1980; the EDS building came first, then JC Penney and Frito-Lay. Residential buildings have their own HOAs or landlords, so ask each one for its rules and dues.
