West Plano, the side of the city west of US-75, is mostly the 75093 and 75024 ZIP codes, where Zillow's typical home values are $738,271 and $628,592 (September 2026) against Plano's $497,714. You pay that premium for a steadier price and the tollway, not for a discount: 75093 slipped just 0.88% this year. Start in 75024 if you'll work at Legacy, and in 75093 if you want an older street with a bigger lot.
You're relocating to the Dallas area, probably for a job at Legacy or along the Dallas North Tollway, and want to know what West Plano costs, which ZIP code fits your budget and how it compares with the east side of the city.
Is West Plano right for you?
West Plano fits if
- Your budget is above about $600,000 and you want a home in the ZIP codes that fell least this year (75093 down 0.88% vs Plano's 3.33%, Zillow, Sept 2026).
- You'll commute to Legacy, Frisco or North Dallas on the Dallas North Tollway or SH-121, which run through the west side.
- You want a newer, larger detached house with an HOA, and access to the City's 200-acre Arbor Hills Nature Preserve.
Look elsewhere if
- You want a house under $450,000: East Plano has far more of them.
- You want to ride DART to Dallas every day: look at Downtown Plano, next to the Red Line station.
- You want a brand-new build with a builder warranty: start with new construction around Plano.

What it costs to own in West Plano each year
Prefilled with the typical price used in this guide for West Plano. Add HOA dues if the home has them: ask for the HOA's current budget. Insurance isn't estimated: get a quote. Check the exact school district on the appraisal district's parcel record.
Tax year 2026 rates adopted by each taxing unit (Collin Central Appraisal District and the units' own notices). † Denton County's 2026 rate is proposed, not yet confirmed as adopted, and its homestead exemption isn't verified, so none is applied; Collin College isn't included for Denton County addresses: check the parcel's bill. An estimate, not a tax bill: special districts and over-65 tax ceilings can change it. Confirm with the appraisal district or a CPA.
What ZIP codes are in West Plano?
Two ZIP codes cover most of it: 75093 in the southwest and 75024 in the northwest. Some listings stretch the label to the west half of 75025 too. Both main ZIPs cost more than the rest of the city, and this year that premium bought stability: while Plano's typical value dropped 3.33%, 75093 barely moved. That's good news if a transfer could move you on again in a few years, and less useful if you were hoping to buy into a falling market. The ZIP table above sets every Plano ZIP side by side.
75093: established West Plano
At $738,271, 75093 has the highest typical value of any Plano ZIP. Willow Bend, Lakeside on Preston and Deerfield sit inside it, and their large lots pull the figure up. Under about $600,000, you'll be looking at the smaller, older houses in this ZIP rather than its named neighborhoods, so tour those first.
75024: Legacy-era homes
Typical value $628,592, down 2.54%. Around Legacy West and Legacy Town Center, detached houses share the ZIP with townhomes, condos and a large share of apartments, which gives you more ways in: a townhome near the campuses can cost far less than a house a mile away. The catch is that one ZIP average hides that spread, so compare a listing with sales of the same type of home. Every other ZIP is in our guide to Plano ZIP codes.
West Plano home prices and where the discount is
Read this table from the bottom up. The two neighborhoods above $1 million rose slightly this year, while Deerfield, priced nearer the middle of the west side, fell 2.32%. If you want room to ask for a lower price or for repairs, the mid-priced subdivisions are where it is; a seven-figure seller here has had a good year and less reason to bend.
| West Plano neighborhood (Zillow name) | Typical value, Sept 2026 | 12-month change |
|---|---|---|
| Willow Bend | $1,379,001 | +0.88% |
| Lakeside on Preston | $1,321,232 | +0.74% |
| Kings Ridge | $820,827 | +0.3% |
| Deerfield | $800,944 | -2.32% |
| Plano (city) | $497,714 | -3.33% |
West Plano monthly cost with property tax
With 20% down at Freddie Mac's 7.4% average (week of October 15, 2026), principal and interest on 75093's typical home come to about $4,089 a month. Then add property tax: at the 2026 rates for Plano ISD, the City, Collin County and Collin College, with a homestead exemption on file, it's about $10,300 a year on that value, so the total is near $4,950 before insurance and any HOA. The same sum on 75024's typical home is about $4,195.
That $750 a month is the price of choosing the southwest ZIP over the northwest one. These figures assume the appraisal matches Zillow's value; put your own price into the Plano property tax calculator.
West Plano against East Plano on price
75093's typical home costs about twice one in 75074, East Plano's main ZIP, and 75024's costs about 1.7 times as much. Below roughly $450,000 for a detached house, that gap decides it for you: the east side has far more to choose from.
Is West Plano or East Plano better?
For a job at Legacy or in Frisco and a budget above about $600,000, choose West Plano. For a train commute to Dallas or a detached house under $450,000, choose East Plano. The middle band is where you have a real decision, and it comes down to what you'd rather own for the same money: a West Plano townhome a few minutes from the tollway, or an East Plano house on its own lot that's likely older.
Your commute from West Plano or East Plano
The west side sits on the Dallas North Tollway and SH-121, the roads to the Legacy campuses. The east side has the Red Line and Orange Line stations and US-75. If two people in your home commute in different directions, map both drives from each shortlisted street before you pick a side.
Home age in West Plano and East Plano
Much of the east side was built earlier, so you'll see more houses that need work, and more that have already had it. The west side has more homes built in the 1990s and later. If you plan to renovate, the lower east-side purchase price leaves more of your budget for it; our guide lists what to inspect on an older East Plano house.
Commuting from West Plano, Texas
You'll drive from here. Distances and the full DART map are in our Plano to Dallas commute guide; this is what matters when you pick a street.
Dallas North Tollway from West Plano
The tollway runs north to south through the west side and is the direct route to Legacy, Frisco and North Dallas. It's an NTTA toll road, so budget for tolls on a daily commute and get a TollTag before you start driving it. When you compare two houses, time the drive from each to the entrance you'd use: it's the part of the commute you choose when you buy.
SH-121 and the Legacy campuses
Sam Rayburn Tollway (SH-121) runs along Plano's north edge. Legacy West sits at the southwest corner of the Dallas North Tollway and SH-121, so 75024 puts you minutes from the Toyota, JPMorgan Chase and Liberty Mutual offices there. The Legacy neighborhood guide covers living right next to the campuses.
DART rail from West Plano
There's no light rail station on this side. The nearest rail is the Red Line on the east side and the Silver Line, which opened on October 25, 2025 with a station at Shiloh Road and one near downtown. If you want to ride the train to work every day, compare West Plano with the station areas before you commit.
West Plano neighborhoods to tour first
Each subdivision here has its own HOA and its own price band. Tour the one that fits your budget, then the ones either side of it, so you can see what $100,000 more or less buys. They're listed from the lowest entry price up. Our Plano neighborhoods overview covers the rest of the city.
Legacy townhomes and condos
The lowest-priced way into 75024, and the only part of the west side where you can walk to dinner. If you'd rather not mow a lawn, start here. The catch is HOA dues, which you'll want in writing before you offer, and traffic on event nights.
Deerfield
Deerfield's $800,944 typical value fell 2.32% this year, the biggest drop of the four neighborhoods in the table, so it's where you're most likely to negotiate. Its catch comes every December, when the holiday lights fill its streets with traffic.
Kings Ridge
Priced close to Deerfield at $820,827, but held flat. It sits on the far west edge, where some addresses are outside Plano ISD and in Denton County, so the school district and the tax bill can differ from a house a few miles east. Check both for the exact address before you write an offer.
Lakeside on Preston
At $1,321,232, the second seven-figure neighborhood, with homes around a private lake. The Lakeside on Preston guide covers the lake and the HOA. The catch is a small number of homes, so you may wait for the right one.
Willow Bend, West Plano's top price band
Zillow's Willow Bend typical value is $1,379,001, and it rose this year. It has the largest lots on the west side. The catch is next door: the mall at its center is being redeveloped, and the City has a proposal for an arena there.
West Plano schools, parks and county lines
Plano ISD, Frisco ISD and Lewisville ISD in West Plano
Most addresses on this side are in Plano ISD, but some on the north and west edges are in Frisco ISD or Lewisville ISD, and a few streets apart can mean a different district. Never assume from the ZIP code. Look the address up in Plano ISD's attendance boundary tool or Frisco ISD's attendance zones, and read our Plano school districts guide for how the grade structure works.
Arbor Hills Nature Preserve in West Plano
The City's 200-acre Arbor Hills Nature Preserve sits on Plano's western border, with trails used for walking, running and orienteering. The Preston Ridge Trail and the Legacy Trail along White Rock Creek also run through the west side.
Collin County and Denton County in West Plano
Nearly all of Plano is in Collin County, but a small far-west part is in Denton County, which changes the county tax rate and the appraisal district you deal with. Check the appraisal district record for any address near the western edge.
Towns around West Plano
Frisco is to the north, Carrollton to the west and Dallas to the south. Frisco's typical value ($640,131) is close to 75024's, so crossing SH-121 won't save you money; it gets you newer subdivisions and, for most addresses, Frisco ISD, which our Plano vs Frisco comparison weighs up. Carrollton is the cheaper neighbor at $396,178: if the west side stretches your budget, a house just over that line can keep much of the same drive. The map and distances are in where Plano sits in the Dallas area.
How to shortlist West Plano homes in one trip
- Set your ceiling, including about $860 a month of property tax on a $738,000 home, then pick the ZIP: 75093 above about $700,000 for a house, 75024 for townhomes and the Legacy area.
- Map your office and the tollway entrance you'll use, and cross off anything that adds a second highway.
- Check the school district for each address before you tour it.
- Ask each HOA for current dues, the resale certificate fee and any planned special assessment.
- Run the tax on each home's price with the calculator, since it can be as large as the HOA and insurance combined.
Linda can tour these homes with you on FaceTime if you can't fly in before you need to make an offer.
